After the purchase with Buruj: how we stay with you after the keys are handed over

In short
Since we were founded in Trabzon in 2009, we have believed the relationship does not end on tapu (title deed transfer) day. After the purchase we help you transfer the electricity, water and gas accounts into your name, furnish your home, and rent it out or resell it if you ask us to. Our sister company Rahal Tours handles airport pick-ups, hotels and tours. We agree the services and fees with you in writing before any commitment, and we give you an honest picture of the market without promising a specific rent or price.

Tapu (title deed transfer) day is the end of the buying journey and the start of the ownership journey. On this journey you need someone who knows the city and the procedures, especially if you live outside Turkey. Here is what we offer our clients after the keys are handed over.
Who we are, in brief
Buruj Real Estate opened its first office in Trabzon in 2009 and has since completed the sale and purchase of more than 4,500 properties in Turkey. Our head office is in the Pelitli neighbourhood of Ortahisar, near Trabzon Airport, and our main branch is in Başakşehir, Istanbul. Details on the About us page.
1. Utilities
We help you transfer the electricity, water and natural gas accounts into your name, and arrange the internet. See the utilities guide for new owners.
2. Furnishing
We help you furnish your home to suit your budget and goal, whether to live in or to rent out. See the guide to furnishing a flat.
3. Renting or resale on request
If you want to rent out or sell your property later, we look for tenants or buyers, and first agree the services and fees with you in writing. We do not promise a specific rent, price or timeframe, but we give you an honest picture of the market. See the long-term rental guide and the guide to selling your property.
4. Residence and citizenship
For residence and citizenship files we work with licensed valuation experts and lawyers. See the guide to renewing a property-based residence permit and the guide to life after citizenship.
5. Travel and visits
Our sister company Rahal Tours, active in tourism since 2012 under TÜRSAB licence no. 8751, handles airport pick-ups and drop-offs, hotel bookings and tours, for viewing trips, signings or holidays. See the viewing trip guide.
6. Staying in touch
We live in the city where you bought, and we stay close to you with your questions: from a bill you do not understand to an official letter in Turkish. For remote management, read the guide to managing a property remotely.
How we work
- Honest advice first: if we think a step does not suit you, we say so clearly.
- Fees in writing before any commitment.
- Documents before payment in every transaction.
In short
We are with you before the purchase, on tapu day and afterwards: utilities, furnishing, renting or selling on request, residence and travel. With clear services and fees in writing.
Contact us to tell us what you need after the purchase, or meet the team.

Renovating an older flat in Turkey: what is allowed and how to plan without surprises
Simple interior renovation, such as painting, flooring, the kitchen and bathrooms, does not usually need a permit, but it is subject to the building’s rules on working hours and noise. Touching load-bearing walls or columns is forbidden because it endangers the building’s safety, and changing the façade or enclosing balconies needs the owners’ consent and may need a permit. Sign a contract with the contractor covering the items, materials, schedule and payments, and keep a margin for surprises in old installations.

Managing your property in Turkey remotely: who looks after your apartment while you are at home
Remote property management means a trusted party in Turkey takes care of what your property needs: paying the property tax, bills and maintenance fees, renewing the earthquake insurance, regular inspections and repairs, and letting and collecting rent if you wish. Choose a manager with a written agreement, clear fees and regular reports, give them a power of attorney limited to management only, and keep the bank account and financial decisions in your own hands.

Selling your property in Turkey: steps, taxes and transferring the proceeds abroad
To sell your property in Turkey: set a realistic price by comparing similar properties or with a valuation report, prepare the tapu (title deed), the iskan (occupancy permit) and proof that maintenance fees and taxes are paid, then sign a deposit agreement with the buyer and book the tapu appointment. The seller usually pays half the title deed fee, and if you sell within 5 years, tax on the gain may be due. The sale price can be transferred abroad through banks with the sale documents. And remember that selling removes the basis for a property-based residence permit.
