Property in Trabzon

Trabzon is the main city of Turkey's eastern Black Sea coast, spread between green mountains and the sea. It suits families looking for a calmer, greener life than in Istanbul, Gulf visitors who want a summer home, and buyers who like having the airport, the university and the seafront close by. Thanks to the slopes, many homes look out over the sea.

Living in Trabzon

Trabzon climbs from the coast up steep green hills, so most neighbourhoods look out over the sea or the mountains. The climate is mild and humid, with rain in every season and summers that are warm rather than hot. Daily life is calmer than in Istanbul, yet the city has what you need: hospitals, schools, Karadeniz Technical University, modern malls such as Forum Trabzon and busy local markets.

Summer is the high season. Visitors from across Turkey and the Gulf fill the seafront, the tea gardens of Boztepe and the roads to Uzungöl and the highland plateaus. The rest of the year, the city returns to a quieter, local rhythm. The guide to living in Trabzon covers climate, healthcare and daily life in more detail.

Where to look

  • Ortahisar, the central district, keeps shops, hospitals and schools within easy reach. It includes hillside neighbourhoods such as Boztepe, Yalıncak and Pelitli.
  • Yomra, east of the centre near the airport, is where many newer residential projects have been built.
  • Akçaabat, to the west, is a seaside town in its own right, known for its köfte and sea views.
  • Araklı, Çarşıbaşı and the highlands suit buyers who want a quieter coast, more land or a summer house in nature.

What you can buy

Most homes for sale are apartments in residential sites, many with parking and playgrounds, and some with a pool. You will also find detached houses and villas on the slopes, village houses with gardens, and land. Browse the current apartments in Trabzon, or tell us what you are looking for.

Because the city is built on hills, two flats in the same building can feel very different: the floor, the orientation and the buildings in front decide the view and the light.

Practical tips

  • Visit outside the summer too, to see the area on an ordinary weekday.
  • Check for damp and ask how the home is heated; good insulation matters in a humid climate.
  • On the slopes, drive the access road yourself and check the parking.
  • Ask for the iskân (occupancy permit) and proof that the building meets the earthquake code.

Foreign buyers can start with the guide to buying property in Turkey as a foreigner. Our Pelitli office can arrange viewings and handle the paperwork with you.

Guides about Trabzon

Guides
  • Buying in Uzungöl and the Highlands: The Beautiful Dream and the Restrictions to Know

Uzungöl is a mountain lake in the Çaykara district, about 100 kilometres from central Trabzon, and one of the region's best-known tourist destinations. Buying there and in the surrounding highlands is possible, but it differs from buying an apartment in the city: strict building restrictions in protected areas, land that may not be buildable, roads that become difficult in winter, a short tourist season, and holiday rentals that require a licence. Check the land status and permits before any commitment.

  • Living in Yomra: the modern district near Trabzon Airport

Yomra is a district east of central Trabzon, close to the airport and the coastal road, which in recent years has seen many modern residential projects in complexes with facilities. It suits families who travel often, and those who want a modern building with a sea or mountain view, often at a lower price than the city centre, with the centre a few minutes away by car.

  • Living in Akçaabat: the coastal town west of Trabzon

Akçaabat is a coastal district west of central Trabzon, with its own centre, markets and character, and it is famous for Akçaabat köfte (meatballs). It combines flats in the centre and along the coast with villas and houses on the hills with sea views. It suits those who want the coast, relative calm and a wider choice between a flat and a villa, with access to central Trabzon via the coastal road; the airport is a little further away than from Yomra.

  • Living in Ortahisar: the heart of Trabzon and its surroundings

Ortahisar is Trabzon’s central district, home to the main square, the long pedestrian street, the markets and the government offices, as well as Karadeniz Technical University and the city’s major hospitals. Living here means everything is close, in exchange for more congestion and buildings of varying ages. Its surrounding hills combine proximity to the centre with views over the sea and the city.

  • Sea-view homes in Trabzon: where to find them and how to make sure the view stays

Sea views in Trabzon are common on the hills overlooking the coast in Ortahisar, Yomra and Akçaabat, and on the upper floors of coastal projects. An open view raises the price and speeds up sale and letting, but it is only worth as much as it is lasting. Before buying, check the zoning status (imar durumu) of the plots in front of the property, ask how high they may be built, and visit the apartment yourself or by live video to see the view from inside, not from photos.

  • Trabzon property prices by district: what pushes the price up and what brings it down

In our active Trabzon listings in October 2026, the median asking price per square metre for apartments is around $700, with large differences between areas and properties. The main things that raise the price: an open sea view, proximity to central Ortahisar, the airport and amenities, a newer building and complex facilities. What lowers it: high elevation far from main roads, older buildings, and a view threatened by construction in front. You will find live figures for each area on the area pages, which update automatically.
