Property in Esenyurt, Istanbul

Esenyurt is one of the most rapidly built-up districts of Istanbul's western European side, close to the E-5 and TEM highways. It offers a large supply of new apartments at lower prices than most of the city, which draws first-time buyers and investors. It is dense and busy, so choosing the right street and complex matters.

Living in Esenyurt

Esenyurt grew very quickly, so it mixes older streets with large new complexes, shopping centres and wide roads. Prices are generally lower than in neighbouring Beylikdüzü or Bahçeşehir, and many complexes offer pools, gyms and security. The trade-offs are traffic, density and uneven quality from one project to the next. Complexes close to the E-5 and the Metrobus make commuting easier.

How to choose

Look closely at the specific complex: the developer, the maintenance, the monthly site fee (aidat), how lived-in it is and the walk to public transport. Check the iskân (occupancy permit) and earthquake compliance, and be wary of anything promised but not written into the contract. Compare with Beylikdüzü and Bahçeşehir, or see current projects.

Guides about Esenyurt, Istanbul

Guides
  • Esenyurt without the gloss: low prices and what comes with them

Esenyurt is a district in the west of Istanbul’s European side, one of the most populous in Turkey, with thousands of flats in complexes built over the last two decades at prices below most of Istanbul. The low price comes with a large supply that slows resale and limits price growth, high population density, and many neighbourhoods closed to new foreign residence registrations. It suits those buying to live in on a limited budget or for local rentals, after a careful choice of complex and location.

  • Istanbul Property Prices: Why They Double from One Neighbourhood to the Next

Istanbul prices vary widely because the city is a chain of cities within a city. The most expensive are the central and Bosphorus-front neighbourhoods on both sides; the cheapest are the western and northern outskirts, where new projects are concentrated. The main price drivers: proximity to centres and the sea, access to the metro or Metrobüs, building age and quality in a high earthquake-risk city, and complex amenities. Always compare within the same neighbourhood, and see live figures on the Istanbul page.

  • Trabzon vs Istanbul for property investment

Choose by goal. Trabzon suits buyers who want nature, a summer home, a well-known Gulf summer community and a lower entry price, with the trade-off of slower resale. Istanbul offers more liquidity, year-round rental demand and many properties that meet the USD 400,000 citizenship threshold, but prices are higher and building age and earthquake safety need closer checks.
