Living in Bağcılar

Bağcılar is busy and practical rather than leafy. Its main avenues are lined with shops and markets, and metro and tram lines connect it to neighbouring districts and the historic peninsula. Daily errands are easy, as most needs are within walking distance. Many older buildings are being rebuilt through urban renewal (kentsel dönüşüm), so new apartments are appearing in established streets.

What to check

In renewal projects, ask for the building permit, the agreement with the former owners and a realistic delivery date, and look into the contractor's finances and finished projects. For resale homes, check the building's age and earthquake compliance, parking and noise from main roads. See current apartments in Istanbul.

Guides
  • Living in Başakşehir: family complexes, the city hospital and the metro line

Başakşehir is a planned district on the European side of Istanbul, in the north-west of the city, known for its family residential complexes with facilities, its large city hospital, its parks and shopping centres, and a metro line linking it to Istanbul’s network. It attracts Arab families with its modernity and organisation. Before buying for residency purposes, check that the neighbourhood is not closed to registering foreigners’ addresses.

  • Esenyurt without the gloss: low prices and what comes with them

Esenyurt is a district in the west of Istanbul’s European side, one of the most populous in Turkey, with thousands of flats in complexes built over the last two decades at prices below most of Istanbul. The low price comes with a large supply that slows resale and limits price growth, high population density, and many neighbourhoods closed to new foreign residence registrations. It suits those buying to live in on a limited budget or for local rentals, after a careful choice of complex and location.

  • Beylikdüzü and Büyükçekmece: West Istanbul Between the Metrobus and the Sea

Beylikdüzü is a modern residential district on the western European side of Istanbul, with many housing complexes and the terminus of the Metrobus line that links it to the city centre. Büyükçekmece lies further west on the Sea of Marmara coast and its lake, with a quieter feel and houses and villas alongside the complexes. Prices in both are lower than in central districts and supply is large, so the choice depends on proximity to transport, the quality of the complex, the year of construction and the neighbourhood's status for foreigners' residence permits.
