Living in Beylikdüzü

Beylikdüzü feels newer and more spacious than most of Istanbul. Residential sites often come with pools, playgrounds, parking and security, and the seafront in Yakuplu and the district's parks give families room to breathe. The Metrobus and the E-5 connect the district eastwards to the rest of the city; at rush hour the trip into the centre can be long, so try it before you decide.

What to check

Many projects look alike on paper, so compare the developer's delivered work, the build quality and the monthly site fee (aidat), not just the floor plan. Check the building permit date and earthquake compliance, the iskân (occupancy permit) and the walk to the nearest Metrobus stop. See current apartments in Istanbul and new projects.

Guides about Beylikdüzü, Istanbul

Guides
  • Beylikdüzü and Büyükçekmece: West Istanbul Between the Metrobus and the Sea

Beylikdüzü is a modern residential district on the western European side of Istanbul, with many housing complexes and the terminus of the Metrobus line that links it to the city centre. Büyükçekmece lies further west on the Sea of Marmara coast and its lake, with a quieter feel and houses and villas alongside the complexes. Prices in both are lower than in central districts and supply is large, so the choice depends on proximity to transport, the quality of the complex, the year of construction and the neighbourhood's status for foreigners' residence permits.

  • Istanbul Property Prices: Why They Double from One Neighbourhood to the Next

Istanbul prices vary widely because the city is a chain of cities within a city. The most expensive are the central and Bosphorus-front neighbourhoods on both sides; the cheapest are the western and northern outskirts, where new projects are concentrated. The main price drivers: proximity to centres and the sea, access to the metro or Metrobüs, building age and quality in a high earthquake-risk city, and complex amenities. Always compare within the same neighbourhood, and see live figures on the Istanbul page.

  • Trabzon vs Istanbul for property investment

Choose by goal. Trabzon suits buyers who want nature, a summer home, a well-known Gulf summer community and a lower entry price, with the trade-off of slower resale. Istanbul offers more liquidity, year-round rental demand and many properties that meet the USD 400,000 citizenship threshold, but prices are higher and building age and earthquake safety need closer checks.
