Trabzon is the main city of Turkey's eastern Black Sea coast, spread between green mountains and the sea. It suits families looking for a calmer, greener life than in Istanbul, Gulf visitors who want a summer home, and buyers who like having the airport, the university and the seafront close by. Thanks to the slopes, many homes look out over the sea.

Trabzon climbs from the coast up steep green hills, so most neighbourhoods look out over the sea or the mountains. The climate is mild and humid, with rain in every season and summers that are warm rather than hot. Daily life is calmer than in Istanbul, yet the city has what you need: hospitals, schools, Karadeniz Technical University, modern malls such as Forum Trabzon and busy local markets.
Summer is the high season. Visitors from across Turkey and the Gulf fill the seafront, the tea gardens of Boztepe and the roads to Uzungöl and the highland plateaus. The rest of the year, the city returns to a quieter, local rhythm. The guide to living in Trabzon covers climate, healthcare and daily life in more detail.
Most homes for sale are apartments in residential sites, many with parking and playgrounds, and some with a pool. You will also find detached houses and villas on the slopes, village houses with gardens, and land. Browse the current apartments in Trabzon, or tell us what you are looking for.
Because the city is built on hills, two flats in the same building can feel very different: the floor, the orientation and the buildings in front decide the view and the light.
Foreign buyers can start with the guide to buying property in Turkey as a foreigner. Our Pelitli office can arrange viewings and handle the paperwork with you.

Uzungöl is a mountain lake village in Trabzon's Çaykara district, about 99 km from the city centre (1.5 to 2 hours by car) and roughly 1,100 m above sea level. The best months are May to September, with mild days and cool nights; in winter it is snow-covered and the lake can freeze.

Trabzon is mild all year round: a warm, humid summer with highs usually between 25 and 28°C in July and August, and a mild winter on the coast at around 10°C by day, with rain spread across the year and heaviest in autumn and early winter. Snow falls on only a few days on the coast but is plentiful in the highlands. The climate means year-round greenery, and it also means that insulation, ventilation and heating are essential when choosing a property.

Uzungöl is a mountain lake in the Çaykara district, about 100 kilometres from central Trabzon, and one of the region's best-known tourist destinations. Buying there and in the surrounding highlands is possible, but it differs from buying an apartment in the city: strict building restrictions in protected areas, land that may not be buildable, roads that become difficult in winter, a short tourist season, and holiday rentals that require a licence. Check the land status and permits before any commitment.

Trabzon is an excellent base for day trips: Sümela Monastery clinging to a cliff in Maçka, Uzungöl lake, highland plateaus such as Hıdırnebi, nearby Sera Lake, the Atatürk Mansion in the city, Çal Cave and, a little further, the Ayder plateau in Rize. The best time for the plateaus is June to September; set off early during the summer holidays to avoid the crowds.

Yomra is a district east of central Trabzon, close to the airport and the coastal road, which in recent years has seen many modern residential projects in complexes with facilities. It suits families who travel often, and those who want a modern building with a sea or mountain view, often at a lower price than the city centre, with the centre a few minutes away by car.

Akçaabat is a coastal district west of central Trabzon, with its own centre, markets and character, and it is famous for Akçaabat köfte (meatballs). It combines flats in the centre and along the coast with villas and houses on the hills with sea views. It suits those who want the coast, relative calm and a wider choice between a flat and a villa, with access to central Trabzon via the coastal road; the airport is a little further away than from Yomra.

Yes. Citizens of most countries can buy an apartment, villa or land in Trabzon and register the title deed in their own name, with limited exceptions for some nationalities and military zones. We check your nationality and the property before any step.
Yomra has the newest complexes near the sea and the airport; Ortahisar (Pelitli, Kaşüstü, Yalıncak, Çukurçayır) is close to the university, the centre and services; Akçaabat is known for views and villas; Arsin is an affordable coastal option. The best choice depends on your budget and lifestyle.
Prices vary with the area, the view and the age of the building. In our current listings 1+1 apartments start at around USD 50,000, and 3+1 apartments mostly range from USD 85,000 to 170,000. This page shows the current average price per square metre for each area.
Once the property is chosen and the tax number, bank account and valuation report are ready, the title deed transfer usually takes a few days to two weeks. You can also buy from outside Turkey through an official power of attorney.
