Video viewings: how to see a flat as if you were there, from your own country

In short
A live video viewing saves many trips if you lead it yourself: ask for one continuous, uncut tour; start from the street and the entrance, then every room, window and balcony; turn on the taps and open the cupboards; ask to see the view in every direction, the north-facing walls and the corners for damp, and the way to the nearest amenities. Record the tour and ask for the documents afterwards. For a property you will spend a large sum on, treat the video as a filter before a visit or a second tour at a different time.

Many of our clients live outside Turkey and begin their purchase from their phone. A video viewing is an excellent tool, provided you lead it rather than watch a pre-prepared presentation.
Before the tour
- Ask for a live, continuous tour, not edited clips.
- Choose a daytime slot to see the natural light.
- Prepare your checklist from this guide.
- Ask for a recording or record it yourself.
During the tour: step by step
Outside
- The street, the entrance and the condition of the building’s façade.
- Parking, the lift and the stairs.
- What surrounds the building: an empty plot that could be built on? A noisy road?
Inside
- Every room with a full 360-degree turn.
- Windows: open them and look out in every direction.
- Balconies: and the real view from them, not from another floor.
- Kitchen and bathrooms: turn on the taps, open the cupboards and look under the sinks.
- Walls and corners: check for damp, especially on the north side. See the guide to view, orientation and sunlight.
- Heating: the type of boiler and where it is. See the heating systems guide.
The neighbourhood
- Ask them to walk to the nearest market or minibus stop.
- Ask about the mosque, the school and transport.
Questions during the tour
- What is the net area?
- How much is the aidat (monthly maintenance fee)?
- Which way does the flat face?
- What year was it built? Does it have an iskan (occupancy certificate)?
After the tour
- Ask for the documents for that specific property. See the pre-purchase checklist.
- Compare the recordings of the shortlisted properties.
- A second tour at a different time for your favourite property, in the evening or on a rainy day.
When is a remote viewing enough?
- A new project by a well-known developer, with complete documents.
- A resale property after two tours at two different times and with clean documents.
- And complete the purchase by power of attorney if you cannot travel. See the guide to buying by power of attorney.
In short
A video viewing saves time and money if you lead it with a clear checklist: a continuous tour, every room and window, the real view, damp, and the neighbourhood. Then the documents, then a second tour of your favourite property. For an in-person viewing trip, read the viewing trip guide.
We arrange live video tours of every property we list. Contact us to book a tour.

View, orientation and sun: why a sea-view flat in Trabzon may get less sunlight
In Trabzon the sea lies to the north, so a flat that looks straight onto it faces north and gets less sun, and north-facing walls are more prone to damp. The best options are often a corner flat or one with two façades: a sea view to the north and sun from the south or west. A view raises value and demand, but check that it will not be blocked by new construction, and check the light and warmth in winter.

Urban transformation in Istanbul: what it means for buyers and owners of older flats
Kentsel dönüşüm (urban transformation) in Turkey is governed by Law 6306 on rebuilding buildings at earthquake risk. A licensed body’s report classifies a building as risky, and this is recorded at the tapu (land registry). Since November 2023, rebuilding decisions need an absolute majority of the owners’ shares instead of two thirds, and a February 2026 regulation changed the procedures, such as selling objecting owners’ shares. Owners may get rent assistance under conditions. Buying in an old building means buying a share of the land and a future project: read the legal position carefully.

The sworn translator in Turkish property transactions: when you need one, their role and how to choose
If the buyer or seller does not speak Turkish, a sworn translator (Yeminli Tercüman) who has taken an oath before a notary for that language must attend the tapu (land registry) appointment, translating the contract and attesting that you understand it. A sworn translator is also required for powers of attorney and promise-of-sale contracts at a notary, and for translating foreign documents. Book one early, and make sure they are independent and translate for you, not for the seller.
