Living in Küçükçekmece

The district stretches from the lakeshore to inland neighbourhoods around Halkalı, where many new residential projects have been built. Marmaray trains from Halkalı run along the coast to the historic peninsula and under the Bosphorus to the Asian side, while the E-5 and the Metrobus serve the southern neighbourhoods. The planned Kanal Istanbul route would start near the lake; treat it as a plan, not a certainty.

What to check

Check the building's age and earthquake compliance, the walk to the nearest station or Metrobus stop and noise from the main roads. For new projects near the lake and in low-lying areas, ask for the ground survey. See Sefaköy and current apartments in Istanbul.

  • Esenyurt without the gloss: low prices and what comes with them

Esenyurt is a district in the west of Istanbul’s European side, one of the most populous in Turkey, with thousands of flats in complexes built over the last two decades at prices below most of Istanbul. The low price comes with a large supply that slows resale and limits price growth, high population density, and many neighbourhoods closed to new foreign residence registrations. It suits those buying to live in on a limited budget or for local rentals, after a careful choice of complex and location.

  • Beylikdüzü and Büyükçekmece: West Istanbul Between the Metrobus and the Sea

Beylikdüzü is a modern residential district on the western European side of Istanbul, with many housing complexes and the terminus of the Metrobus line that links it to the city centre. Büyükçekmece lies further west on the Sea of Marmara coast and its lake, with a quieter feel and houses and villas alongside the complexes. Prices in both are lower than in central districts and supply is large, so the choice depends on proximity to transport, the quality of the complex, the year of construction and the neighbourhood's status for foreigners' residence permits.
