Family Residence in Turkey: How to Add Your Spouse and Children to the Property Owner's Permit

In short
Your family has two main routes to live with you in Turkey: a family residence permit sponsored by the permit holder, whose key conditions are sufficient income, health insurance and a registered address; or adult family members becoming co-owners of the property so each applies on the basis of ownership. Either way you need an attested, translated marriage certificate and birth certificates. Detailed rules can change, so check them before applying.

Most of our clients don't buy just for themselves but for their families: summers in Trabzon, or the children's studies in Istanbul. The natural next question after the property residence permit is: how do my wife and children get residence too? There are two routes, each with its own conditions.
Route one: the family residence permit
The permit holder (the sponsor) applies on behalf of the family for a family residence permit (Aile İkamet İzni) linked to their own permit.
Who does it cover?
- The husband or wife.
- Minor children, and dependent children in specific cases.
Key conditions
- A valid residence permit for the sponsor.
- Sufficient monthly income showing the sponsor can support the family, against a threshold tied to the minimum wage that rises with the number of family members.
- Health insurance for each member covering the permit period. See the health insurance guide for residents.
- Suitable housing and a registered address; the property you own meets this condition.
- Proof of the family relationship with attested, translated documents.
Duration
It is tied to the sponsor's permit, never exceeds it, and is renewed along with it.
Route two: co-ownership
If the property is registered in both your name and your wife's, each owner can apply for a residence permit on the basis of ownership, subject to its conditions. This route works well for spouses, but it does not solve the situation of minor children, who usually depend on the family residence permit. The property value rule applies to the ownership, as explained in the guide to residence through property.
Decide on co-ownership before the tapu appointment, not after, so discuss it with your agent early.
Documents to start on early
- Marriage certificate attested and translated.
- Children's birth certificates attested and translated.
- Passports valid for every family member.
- Photos to the required specifications.
- Proof of income: bank statements or other evidence of your regular income.
Apostille or consular attestation and sworn translation are usually the slowest step, so start on them before you travel.
Schooling
If the family will actually live here, school is part of the decision. We have guides to schools and universities in Trabzon and Arabic and international schools in Istanbul.
Renewal
The family residence permit is renewed together with, or in coordination with, the sponsor's permit, under the same conditions. See the property residence renewal guide.
Summary
The family residence permit is the main route for children, and co-ownership is a useful option for spouses. Either way: attested documents early, health insurance for every member, and income you can prove. Detailed rules change, so we review them for every file before applying.

Renewing a property-based residence permit in Turkey: timing, requirements and reasons for refusal (2026)
A property-based residence permit is renewed by applying through the e-İkamet system before your current permit expires, ideally about two months before the expiry date. You need to still own the residential property, have valid health insurance covering the new permit period, a registered address and up-to-date documents. The most common reasons for refusal: selling the property, unsuitable insurance, applying after the permit has expired, or the property being in a neighbourhood closed to foreigners’ residence permits.

Neighbourhoods Closed to Foreigners' Residence Permits in Turkey: What It Means for Buyers
Since 2022, the Presidency of Migration Management has closed neighbourhoods where the share of foreign residents exceeds a set threshold to new address registrations by foreigners. Buying in these neighbourhoods remains possible, but a new residence permit application based on an address there may be refused. If a residence permit is your goal, check the neighbourhood's status before reserving, and be aware that the list is updated from time to time.

Health Insurance for Foreign Residents in Turkey: Private, Public and What Suits a Residence Application
A residence application requires health insurance covering the full residence period requested. Most new residents buy a private health insurance policy for foreigners from a Turkish insurer, and after one year of residence they can join the public health insurance scheme (SGK) for a monthly contribution. Private insurance usually covers treatment at contracted hospitals within the policy limits, and its terms and prices vary with age.
