Pelitli, Boztepe and Yalıncak: Trabzon’s Hillside Neighbourhoods

In short
Boztepe is a hill directly overlooking central Trabzon and the sea, known for its panoramic cafés. Pelitli and Yalıncak are hillside neighbourhoods east of the centre, towards the university and the airport, with many modern residential projects offering sea and nature views. These neighbourhoods combine views with proximity to the centre, and differ in how new the buildings are, how steep the roads are and how far the services are.

If you want to see all of Trabzon from your balcony, you are looking at the hills. The three neighbourhoods in this guide are among our clients’ most requested, because they combine a view with proximity to the centre. But each has its own character.
Boztepe
A hill rising directly above the city centre, overlooking the square, the sea and the port. Locals and visitors know it for its tea gardens and parks overlooking the city, especially at sunset.
- Advantages: panoramic views, and very close to the centre.
- Watch out for: steep roads in some parts, and buildings of varying ages.
Pelitli
A hillside neighbourhood east of the centre, towards the airport, with many modern residential projects offering sea views.
- Advantages: new construction, and close to the airport and the coastal road.
- Watch out for: check the property’s position relative to the flight path, and ask about the road to the complex.
Yalıncak
Also east of the centre and close to the university, this neighbourhood has expanded with new projects offering sea and nature views.
- Advantages: modern projects, and rental demand from the university area.
- Watch out for: some projects are on slopes, and everyday services are still growing with development.

Trabzon weather month by month: rain, summer and winter as residents experience them
Trabzon is mild all year round: a warm, humid summer with highs usually between 25 and 28°C in July and August, and a mild winter on the coast at around 10°C by day, with rain spread across the year and heaviest in autumn and early winter. Snow falls on only a few days on the coast but is plentiful in the highlands. The climate means year-round greenery, and it also means that insulation, ventilation and heating are essential when choosing a property.

Istanbul’s Asian side: a neighbourhood guide for Arab buyers
Istanbul’s Asian side is generally calmer than the European side. It brings together historic districts such as Üsküdar and Kadıköy, a modern financial centre in Ataşehir, a long residential coastline from Maltepe to Kartal, Pendik and Tuzla, and new inland districts such as Sancaktepe. It is linked to the European side by the Marmaray line under the Bosphorus, ferries and bridges, and it is home to Sabiha Gökçen Airport. Choose your district by how close it is to a rail or metro line.
