Buy now or wait? A calm framework for a decision every buyer worries about

In short
No one can predict the bottom or the top of the property market. The best decision rests on your own circumstances: have you found the right property? Is your money ready? Are the papers sound? Is your time horizon long enough? Inflation, construction costs and exchange rates affect prices, and laws can change, so if your goal depends on a legal requirement, work by the current rules. If your conditions are not all met, waiting is a sound decision.

“Is now a good time to buy?” We hear this question every day. The honest answer is that nobody knows what the market will do tomorrow. But there is a framework that helps you make a decision you will not regret, whichever way the market moves.
Why is it hard to predict?
Property prices in Turkey are shaped by many factors moving at once:
- Inflation and the cost of building materials and labour.
- Exchange rates between the lira and other currencies.
- Interest rates and their effect on financing and demand.
- New supply from projects.
- Foreign demand and the laws that affect it.
The Central Bank of the Republic of Turkey tracks a monthly house price index, but it describes the past, not the future.
Ask yourself four questions
1. Have you found the right property?
The right property for your goal in the right neighbourhood is rare. If you have found it, that is a strong factor.
2. Is your money ready?
The price, fees and expenses, plus a reserve. See the 30-day buying plan.
3. Are the papers sound?
See the pre-purchase checklist.
4. What is your time horizon?
Property is a long-term investment. Someone who needs to sell after a year carries more risk than someone who holds for years.
If your goal depends on a legal requirement
Residence and citizenship requirements have changed in recent years and may change again. If your goal depends on a requirement, work by the rules in force now, and do not build your plan on expecting them to change. See the guide to foreign ownership.
Living here: buy or rent?
If you will live in Turkey, compare the annual cost of renting with the cost of owning (maintenance, taxes, insurance and the opportunity cost of your money). See the cost of living guide for a family in Trabzon.
Common timing mistakes
- Waiting for the bottom forever: and missing the right properties.
- Buying under “last chance” pressure: offers with an artificial expiry date.
- Buying with money you will need soon.
- Relying on promises of guaranteed price rises. See Is Turkish property a good investment in 2026?.
Summary
Do not try to time the market; time your own decision. Buy when you find the right property, your money is ready, the papers are sound and your horizon is long. If these conditions are not all met, waiting is a wise decision that costs you nothing.

Trabzon, Bursa or Antalya? An honest comparison of three destinations Arabs love
Trabzon is green and rainy with mild summers, popular with Gulf families, and moderately priced. Bursa is a large green city near Istanbul with an industrial economy and full year-round life. Antalya is hot and Mediterranean, with beaches, world-class tourism and international communities, and many of its neighbourhoods are closed to new foreign residence registrations. Choose Trabzon for mild summers and nature, Bursa for permanent living near Istanbul, and Antalya for sea and sun.

A home to live in or a property to invest in? Different criteria for two different decisions
For a home to live in, you choose what suits your family: schools, peace and quiet, space and the view you love. For an investment property, you choose what suits the tenant and the next buyer: proximity to demand, the most sought-after size, reasonable maintenance fees and a price that allows a good yield. Mixing up the two sets of criteria is the most common buyer mistake. Decide on your main goal first, then choose by its criteria.

Shops and offices in Turkey: commercial investment through a foreign buyer’s eyes
Foreigners can buy shops and offices in Turkey. Commercial property can yield more than residential, but the vacancy risk is higher, and location and footfall determine everything. Corporate tenants usually withhold tax from the rent, and property tax on non-residential buildings is higher than on residential ones. A property-based residence permit requires a residential property, so a shop or office is not enough for it. Check the use registered on the title deed and whether it suits the business.
