Property in Balıkesir

Balıkesir is a large province in north-western Turkey with two coastlines, on the Sea of Marmara and the Aegean. Inland, around the city of Balıkesir, are farming towns and open countryside; on the coast are holiday towns such as Ayvalık and the olive-covered slopes of Mount Ida (Kaz Dağları). It suits buyers seeking a quieter life, a summer home or land.

Life in Balıkesir

The province is big and varied. The city of Balıkesir is an inland regional centre with hospitals, a university and shopping streets, surrounded by farmland, and the Istanbul–Izmir motorway passes close by. On the Aegean side, the Gulf of Edremit and Ayvalık, with Cunda Island, are long-standing favourites for summer homes; on the Marmara side, towns such as Erdek and Bandırma face the sea. In summer the coast is busy with visitors, while the inland towns keep a calm rhythm all year.

The province is also known for its thermal springs, such as those around Gönen, and for the bird sanctuary on Lake Manyas. Local cooking is built on olive oil, cheese and seafood.

Inland districts such as Savaştepe

Savaştepe, south of the city, is typical of inland Balıkesir: a small district centre surrounded by villages and fields. Plots are generally larger than on the coast, which suits buyers who want a garden, room to grow their own food or simply space. It also suits buyers looking for a village house to restore or a plot for a small orchard. Summers inland are hot and winters cooler than on the coast. Life is quiet, and a car is essential.

What to check

  • Distances in the province are long: check the real drive to the coast, the city and the nearest hospital.
  • For land, ask for the zoning status (imar durumu) and whether the plot is classed as farmland (tarla), and check road access, water and electricity.
  • For older village houses, check that the house itself is registered on the title deed, not only the land.
  • For summer homes, ask whether the complex is lived in all year and how it is looked after in winter.
  • If a sea view matters to you, ask whether future buildings could block it.
  • For new projects, ask for the building permit and the delivery date written into the contract.
