Property in Konya

Konya is a large city on the high plateau of Central Anatolia and one of Turkey's great historic centres, home to the Mevlana Museum, built around the tomb of Rumi. It is flat, orderly and calmer than the big coastal cities. It suits families who value a traditional, community-centred way of life, wide streets and a slower pace.

Living in Konya

Konya spreads across a wide, flat plain, so its streets are broad and the city is known for its cycle paths. The climate is continental: summers are hot and dry, winters cold, sometimes with snow. Life is calm and family-oriented, shaped by the city's religious heritage, and Konya is known for its food, from etli ekmek, a long, thin flatbread with minced meat, to fırın kebabı. The plain around it is known as Turkey's granary.

The old town around Alaaddin Hill and the Mevlana Museum is busiest in December, during the Şeb-i Arus ceremonies that mark Rumi's death. Konya also has a strong industrial and trading base, so it is a city of jobs as well as heritage. Several universities give it a large student population, trams serve the centre and the university area, the airport is a short drive away, and high-speed trains link the city to Ankara and Istanbul.

Central districts and Karatay

The city centre is shared between three districts: Selçuklu, Meram and Karatay. Karatay covers the eastern side of the centre, including historic streets around the Mevlana Museum and the old bazaar, alongside newer residential areas and projects further out. Older neighbourhoods offer lower prices but older buildings; newer areas have residential sites and larger flats.

What to check

  • Ask about insulation and heating: winters are cold, and good insulation keeps bills down.
  • Check the orientation: south-facing homes get more winter sun.
  • Check the building permit date and earthquake compliance, as anywhere in Turkey; in older neighbourhoods, ask whether the building is part of an urban renewal plan.
  • For new projects, ask for the building permit and the delivery date written into the contract.
  • In residential sites, ask about the monthly fee (aidat), parking and how snow is cleared in winter.
